Dale & Sandy are from the D.C. / Virginia area and had always vacationed in Southwest Florida before moving to Sanibel years ago. After becoming full-time Florida residents, however, they found their Sanibel home wasn't the perfect fit and decided to build new construction in Fort Myers. Here's their story...
We were most concerned about timing, yes. We wanted to make sure our Sanibel home sold during the "busy season" so that we wouldn't end up owning two homes at once. But we also didn't want to "give it away"so to speak, and it sell too quickly, where we'd be homeless until our new home was constructed.
We called Susan months before we even started the new construction process, just so we would know the items we should address before putting our Sanibel home on the market. We even had a pre-listing inspection done, so we knew there wouldn't be any surprises once the home went under contract and the buyer performed their inspections.
Honestly, we only spoke with Susan McCallion, since she was highly recommended by a good friend of ours. We were impressed with Susan's marketing strategy and thought she had knowledgeable insight on the market when it came to pricing our home. We priced it just right!
Well, our home sold for 98.5% of our asking price! It took just over 100 days to sell, which is actually better than the Sanibel average days on market. And it was a smooth transaction as far as inspections, negotiations, and all the way through to the closing.

Seriously. Our sale went so smoothly because we started our conversation with Susan early on, and we had the pre-listing inspection report. We reviewed the comparable sales and market data Susan provided and created a spot-on pricing strategy. So, don't get too hung up on the Zillow estimate home values, or even the real estate agents who tell you that your home will sell for much higher than the true market value. Do your research and choose an agent you trust. For us, that was Susan McCallion and her awesome team.
